If we compare the average price per sq. ft. of new homes to the average for normal resales we find a difference of only 6% across Maricopa County. The difference varies by city of course:

  20. Queen Creek 0%
  21. Goodyear -5%
  22. New River -12%

The biggest cities in October for new homes are currently Peoria, Gilbert & Mesa, with Phoenix, Queen Creek & Buckeye some way behind.

Currently there is a lot of choice for new home buyers in the Gilbert and Queen Creek area and new homes are priced very competitively with normal resales based on the average price per sq. ft. (source: Cromford Report)
